Amenities
 
Our community includes lush landscaping, ample parking, a gazebo, a tennis court, and a playground.
 
Board of Directors
 
The board meets quarterly to perform all tasks and duties associated with the management of the association, including establishing the assessment rate, adopting a budget, maintaining common areas, and selecting and overseeing contracts.  Each director is an unpaid volunteer, elected to a three-year term.  Elections are held on an annual basis, usually in November, to fill vacancies on the board.
 
Homeowners may address the board at a regularly scheduled meeting or by contacting our community manager at Contacts.
 
Assessments
 
Assessments are due quarterly.  Your dues pay for landscaping throughout the common areas, trash and recycling collection, maintenance of common property (tennis court, signs, gazebo, street lights, etc), management services, snow plowing, and various other expenses.  The Association also contributes to a reserve fund in anticipation of major expenses, including replacement of our streets and sidewalks, and resurfacing our tennis court.
 
Exterior Alterations
 
The Townes at Manchester Park is a planned community where all lots are subject to covenants and restrictions, to the association's governing documents, and to the architectural guidelines.  Copies of these are available at this website.  Please see the Architectural Review Board's page for further details.
 
Vehicles
 
Open parking spaces are available on a first-come, first served basis.  However, using a common space to permanently store or park a vehicle is prohibited.
 
No inoperable or unlicensed vehicles may be kept on the property.
 
Boats, campers, and trailers may not be stored on the property.
 
Commercial vehicles are not permitted on the property except when parked for work being performed.
 
Pets
 
In accordance with county ordinances, pets should be leashed at all times while in the community.  Pet waste must be picked up immediately.  A pet waste station is provided across from the stop sign on Zohra Court.
