Welcome to the Townes at Manchester Park!
The Townes at Manchester Park is a community of townhomes in Franconia, an unincorporated township in greater Alexandria, Virginia.  We're a small community of ninety-four units, built from 1997 to 1998, and located within a ten-minute walk of the Kingstowne Town Center and the Festival at Manchester Lakes shopping areas.  The Townes at Manchester Park Homeowners Association is a non-profit corporation, owned entirely by the community's homeowners.  Its purpose is to provide for the maintenance, preservation and architectural control of residential lots, and to own, improve, maintain and preserve the common areas.  We are professionally managed by Landmarc Real Estate, Inc, of Fredericksburg, Virginia.

Tennis Players
Please leave the court cleaner than you found it, and take empty water bottles and ball cannisters with you.  To prolong the life of the net's post footings, please ease tension on the net cable when you leave.  This will alleviate excessive stress as the cable contracts in the evening's cooler temperature.
Board of Directors Vacancies
We have two vacant positions on our board of directors.  If you or someone you know is interested in serving on the board, please contact our community manager at  Duties include meeting quarterly to conduct HOA business, and occasional related business and discussions.  It's a great opportunity to have an impact and make the Townes at Manchester Park the kind of community YOU want to live in!
What has the HOA done for me lately?
  • We repaired the damaged tennis court fence and added a toe rail.
  • We repaired three damaged street lights in the last few months.
  • The board also handles routine business of the association to include hiring and overseeing contractors, establishing the assessment rate, adopting a budget, maintaining common areas, and reviewing exterior modification requests.
  • In addition ot the items above, your dues pay for landscaping throughout the common areas, trash and recycling collection, maintenance of common property (tennis court, signs, gazebo, street lights, etc), management, snow plowing, legal services, electricity (for street lights), insurance, accounting, and other services.

Labor Day
Monday, September 3rd
No trash pick-up on Monday, September 3.  The next pick-up will be on Friday, September 7.  Happy Labor Day!
Annual Homeowners Meeting
Thursday, October 25th, 7:00 pm at the library at Lane Elementary School
All homeowners and residents are invited to attend the Association's annual membership meeting.  The agenda will include a summary of the Board's 2018 business, officers' reports, annual budget and dues, and goals for 2019.
4th Quarter Board Meeting
Thursday, October 25th, 8:00 pm at the library at Lane Elementary School
All homeowners and residents are invited to attend the upcoming meeting of the board of directors, which will be held immediately following the annual membership meeting.
Trick or Treat
Wednesday, October 31st, 6:00 to 8:00 pm at our neighborhood
Happy Halloween!  Remember to turn on your porch light to welcome trick-or-treaters, and leave it off if you're not participating.  Drivers, please use extra caution for numerous small pedestrians in the street.  Stay safe and see for important safety tips.
