Welcome to the Townes at Manchester Park!
The Townes at Manchester Park is a community of townhomes in Franconia, an unincorporated township in greater Alexandria, Virginia. We're a small community of ninety-four units, built from 1997 to 1998, and located within a ten-minute walk of the Kingstowne Town Center and the Festival at Manchester Lakes shopping areas. The Townes at Manchester Park Homeowners Association is a non-profit corporation, owned entirely by the community's homeowners. Its purpose is to provide for the maintenance, preservation and architectural control of residential lots, and to own, improve, maintain and preserve the common areas. We are professionally managed by Landmarc Real Estate, Inc, of Fredericksburg, Virginia.

Redevelopment of the Former Top Golf Area
Fairfax is poised to convert this recreational area into at least 174 new townhomes adding traffic and population density, while eliminating one of Kingstowne's most prominent recreational facilities. See this letter for details.

Parking
Please remember that all yellow curbs mark fire lanes. Parking is prohibited along yellow curbs, to include the turn-around areas at the ends of Alicia and Zohra Courts.
For residents who park on their driveways, please be courteous to pedestrians by leaving the sidewalks clear and passable. Thank you!
Recycling
Tennis Court Reopening
Our tennis court re-opened on Tuesday, September 8th. We repaired the underlying surface to correct cracks and deadspots and resurfaced the court. At the same time, we installed taller net posts to accommodate badminton and volleyball. You can brush up on the rules at Badminton Pan America, the International Volleyball Federation, and the International Tennis Federation. Please do your part to keep our new court in pristine condition: pick up any trash, leave the court cleaner than you found it, lock the gate when you leave, and don't mark up the surface.
What has the HOA done for me lately?
- The board handles routine business of the association to include hiring and overseeing contractors, establishing the assessment rate, adopting a budget, maintaining common areas, and reviewing exterior modification requests.
- Additionally, your dues pay for landscaping throughout the common areas, trash and recycling collection, maintenance of common property (tennis court, signs, gazebo, street lights, etc), management, snow plowing, legal services, electricity (for street lights), insurance, accounting, and other services.

Christmas Tree Collection
Wednesday, January 1, 2025 to Friday, January 10, 2025
Christmas trees will be collected during the first two Wednesdays of January. All tinsel and decorations must be removed and trees should not be placed in plastic bags. If a tree is placed curbside on Wednesday and is not picked up, please leave it out at the curb and collection will be completed as soon as possible.
